• Know Your Numbers — Industry health checks for restaurants, rentals, trades, agencies, and more. The form opens with a typical profile. You correct the guesses. We calculate margins, runway, and coaching in the browser.
• Seeking a Loan — DTI, DSCR, LTV, and related ratios from numbers you already entered — or from a typical ask. Educational, not a credit decision.
• Property back-test — Month-by-month back-test of estimated home equity versus SPY, FHFA home prices, or Treasury yields. We guess a metro from public location data; you correct purchase price, date, and the loan. Not an appraisal.
• Date and deadline calculators — Calendar spans, business days, time zones, landlord notices, and professional clocks (1031, IRS extension, briefing). Each page writes the counting convention so an off-by-one is visible.
• Net worth calculator — Cash, investments, property, and crypto in one picture, with allocation, trend, and a comparison against common market benchmarks. Balances stay in your browser; export a file if you want a copy.
